Klient\u016fm v\u011bnujeme maxim\u00e1ln\u00ed \u010das, vozidlem s n\u00edm osobn\u011b nav\u0161t\u011bvujeme nemovitosti podle jeho p\u0159edstav a sna\u017e\u00edme se pochopit jeho p\u0159\u00e1n\u00ed a vyj\u00edt vst\u0159\u00edc jeho p\u0159edstav\u00e1m a pot\u0159eb\u00e1m tak, jako bychom si samy kupovali nemovitost. K zablokov\u00e1n\u00ed sv\u00e9 vybran\u00e9 nemovitosti skl\u00e1d\u00e1 rezerva\u010dn\u00ed poplatek v \u0159\u00e1du n\u011bkolika tis\u00edc EUR, b\u011b\u017en\u00e1 praxe je 3 000,- Euro, pop\u0159\u00edpad\u011b prvn\u00ed spl\u00e1tku kupn\u00ed ceny, kter\u00e1 b\u00fdv\u00e1 obvykle ve v\u00fd\u0161i 5% &#8211; 10% kupn\u00ed ceny. U rozestav\u011bn\u00e9 nemovitosti se sepisuje smlouva o smlouv\u011b budouc\u00ed, u nemovitosti dokon\u010den\u00e9 se uzav\u00edr\u00e1 smlouva kupn\u00ed.Je\u0161t\u011b p\u0159ed podpisem smlouvy o smlouv\u011b budouc\u00ed, \u010di soukrom\u00e9 kupn\u00ed smlouvy je vhodn\u00e9 tak\u00e9 rozhodnout, na \u010d\u00ed jm\u00e9no bude nemovitost fin\u00e1ln\u011b zaps\u00e1na. Porad\u00edme V\u00e1m, kter\u00e1 z dostupn\u00fdch variant je pr\u00e1v\u011b pro v\u00e1s nejv\u00fdhodn\u011bj\u0161\u00ed. To bude jedna z prvn\u00edch ot\u00e1zek, kter\u00e9 si polo\u017e\u00edte, a\u017e se p\u0159est\u011bhujete do \u0160pan\u011blska. Stru\u010dn\u011b \u0159e\u010deno, \u010d\u00edslo NIE je da\u0148ov\u00e9 identifika\u010dn\u00ed \u010d\u00edslo pro cizince, kter\u00e9 v\u00e1s identifikuje p\u0159ed \u0161pan\u011blsk\u00fdm da\u0148ov\u00fdm \u00fa\u0159adem a umo\u017e\u0148uje v\u00e1m pod\u00e1vat a platit dan\u011b ve \u0160pan\u011blsku. Na NIE tak\u00e9 registrujete svou nemovitost na m\u00edstn\u00edm katastru nemovitost\u00ed.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Pro\u010d pot\u0159ebujete \u010d\u00edslo NIE?<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Jak\u00e1koli \u010dinnost ve \u0160pan\u011blsku, kter\u00e1 vy\u017eaduje, abyste jako nerezident platili dan\u011b, budete muset po\u017e\u00e1dat o \u010d\u00edslo NIE. Nejlep\u0161\u00ed je zah\u00e1jit proces \u017e\u00e1dosti o NIE co nejd\u0159\u00edve, proto\u017ee \u0161pan\u011blsk\u00e1 byrokracie m\u016f\u017ee b\u00fdt n\u011bkdy trochu slo\u017eit\u00e1 a skli\u010duj\u00edc\u00ed, tak\u017ee zde vysv\u011btl\u00edme, jak z\u00edskat NIE ve \u0160pan\u011blsku. Vezm\u011bte na v\u011bdom\u00ed, \u017ee pokud jste ze Spojen\u00e9ho kr\u00e1lovstv\u00ed, budete muset po\u017e\u00e1dat o pobyt ve \u0160pan\u011blsku jako ostatn\u00ed st\u00e1tn\u00ed p\u0159\u00edslu\u0161n\u00edci zem\u00ed mimo EU a dostanete jinou kartu zn\u00e1mou jako TIE.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>1. Domluvte si sch\u016fzku<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Je nutn\u00e9 si domluvit NIE sch\u016fzku online. M\u016f\u017eete si domluvit sch\u016fzku na NIE na ofici\u00e1ln\u00edch webov\u00fdch str\u00e1nk\u00e1ch ve \u0161pan\u011bl\u0161tin\u011b v\u00fdb\u011brem provincie, ve kter\u00e9 \u017eijete, v\u00fdb\u011brem Certificados UE (pokud jste z Evropsk\u00e9 unie) nebo Expedici\u00f3n de tarjeta de identidad de extranjero (pokud jste mimo \u00fazem\u00ed Evropsk\u00e9 unie). Evropsk\u00e1 unie) a pot\u00e9 vypl\u0148te sv\u00e9 \u00fadaje. Norm\u00e1ln\u011b mus\u00edte na sch\u016fzku po\u010dkat alespo\u0148 m\u011bs\u00edc, tak\u017ee je nejlep\u0161\u00ed to ud\u011blat co nejd\u0159\u00edve po p\u0159\u00edjezdu do \u0160pan\u011blska. Dejte dohromady v\u0161echny dokumenty<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Jak\u00e9 dokumenty pot\u0159ebuji pro NIE ve \u0160pan\u011blsku? Ne\u017e si domluv\u00edte sch\u016fzku se \u0161pan\u011blsk\u00fdm \u010d\u00edslem NIE na va\u0161\u00ed nejbli\u017e\u0161\u00ed policejn\u00ed stanici, kter\u00e1 se zab\u00fdv\u00e1 NIE, mus\u00edte se ujistit, \u017ee jste vyplnili v\u0161echny p\u0159\u00edslu\u0161n\u00e9 formul\u00e1\u0159e \u017e\u00e1dosti a dali dohromady v\u0161echny pot\u0159ebn\u00e9 pap\u00edry: Formul\u00e1\u0159 NIE number Spain (EX-18) si mus\u00edte vytisknout, vyplnit a vz\u00edt si s sebou na sch\u016fzku dv\u011b kopie. Mus\u00ed b\u00fdt naps\u00e1n ve \u0161pan\u011bl\u0161tin\u011b. Na sch\u016fzku s sebou nenoste anglick\u00fd formul\u00e1\u0159, proto\u017ee platn\u00fd je pouze \u0161pan\u011blsk\u00fd! V\u0161ichni \u017eadatel\u00e9 o \u0161pan\u011blsk\u00e9 NIE mus\u00ed m\u00edt tak\u00e9 origin\u00e1l a fotokopii dokumentu, kter\u00fd vysv\u011btluje jejich d\u016fvod, pro\u010d cht\u011bj\u00ed NIE. M\u016f\u017ee to b\u00fdt smlouva o koupi nemovitosti, hypote\u010dn\u00ed smlouva, pracovn\u00ed smlouva nebo jak\u00fdkoli jin\u00fd ofici\u00e1ln\u00ed dokument, kter\u00fd potvrzuje, \u017ee m\u00e1te finan\u010dn\u00ed nebo profesn\u00ed z\u00e1jmy ve \u0160pan\u011blsku. Vezm\u011bte si s sebou sv\u016fj pas, origin\u00e1l i fotokopie, a n\u011bkolik barevn\u00fdch fotografi\u00ed pasov\u00e9ho form\u00e1tu. Ob\u010dan\u016fm ze zem\u00ed mimo EU by tak\u00e9 bylo doporu\u010deno, aby si vzali p\u0159ist\u00e1vac\u00ed kartu, v\u00edzum nebo jin\u00fd doklad o leg\u00e1ln\u00edm vstupu do \u0160pan\u011blska. Jak\u00fd je poplatek za vy\u0159\u00edzen\u00ed NIE? V roce 2023 byl stanoven poplatek za samovy\u0159\u00edzen\u00ed NIE 9,84,-Euro. D\u00e1le mus\u00edte vyplnit druh\u00fd formul\u00e1\u0159 online, s \u010d\u00edslem 790, vytisknout ho, p\u0159in\u00e9st do banky a zaplatit. N\u011bkter\u00e9 banky dokonce poskytuj\u00ed mo\u017enost zaplatit tuto da\u0148 z bankomatu a vytisknout si doklad o zaplacen\u00ed. P\u0159i vypl\u0148ov\u00e1n\u00ed formul\u00e1\u0159e v\u0161ak bu\u010fte velmi opatrn\u00ed, abyste nesm\u011b\u0161ovali pokyny pro ob\u010dany EU s pokyny pro ob\u010dany mimo EU, proto\u017ee pol\u00ed\u010dka, kter\u00e1 mus\u00edte za\u0161krtnout, se li\u0161\u00ed.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>3.
